Canyon Falls is a roughly 1,200-acre master-planned community in southwest Denton County, where Flower Mound, Argyle and Northlake meet along Cross Timbers Road (FM 1171), just east of I-35W. More than 300 acres are set aside as open space, and the developers kept much of the land's rolling hills and mature trees, which gives Canyon Falls a more natural feel than most newer communities in North Texas. Canyon Falls sits where three school districts meet, so the section a home is in decides the district:

Argyle ISD: serves many Canyon Falls sections. Argyle High School is located on Canyon Falls Drive, and the district received an A rating from the Texas Education Agency for 2024-2025.
Northwest ISD: serves the western neighborhoods, generally those with Northlake addresses. These homes attend Lance Thompson Elementary, Medlin Middle School and Byron Nelson High School.
Denton ISD: serves some sections of the community.

Things to know before you buy

Three cities, one community: Canyon Falls homes can carry a Flower Mound, Argyle or Northlake address. The address affects your city services and tax rate, and it doesn't tell you the school district.
Total tax rate: total property tax rates vary across the community. They have generally been lower in the eastern sections with Flower Mound addresses and higher in the western Northlake sections. Compare the full rate, including any special districts, when comparing homes.
HOA: Canyon Falls has a mandatory HOA that maintains the amenity centers, trails and open space. We'll confirm the current dues for any home.
Resale and new: most homes for sale today are resales with established landscaping, but Chesmar Homes and Windmiller Custom Homes are still building in Canyon Falls. Getting around

Cross Timbers Road (FM 1171) connects Canyon Falls west to I-35W and east through Flower Mound to I-35E. FM 407 and I-35W lead north to Denton, and DFW Airport is roughly a 25- to 30-minute drive. Shopping, dining and Grapevine Lake in Flower Mound are close by.
