Aubrey is a small city in northeast Denton County that's growing fast: it had 5,006 people in the 2020 census and an estimated 9,000 by 2025, and the master-planned communities around it carry Aubrey addresses for thousands more. Founded in 1867, Aubrey is nicknamed "Horse Country U.S.A." for the horse ranches that took over its sandy former peanut farms. Today it's one of the busiest new-home areas in the county, with prices well below nearby Frisco and Prosper, east of Denton along US 377.
About 485 homes are listed with Aubrey addresses, from about $139,000 to $12 million. The average list price is about $502,000, for roughly 2,450 square feet at about $203 per square foot. For single-family homes, about 185 are priced under $350,000, about 218 are between $350,000 and $500,000, and about 91 are over $500,000. About 157 are new construction. Live MLS data as of October 31, 2026; see the Aubrey market report for current numbers.
Most homes with an Aubrey address are in master-planned communities, many of them outside the city limits. Based on recent listings:
Aubrey ISD serves the city of Aubrey and is one of the fastest-growing districts in the area, with new schools being added. Some homes with Aubrey addresses outside the city limits are in Denton ISD and attend Ray Braswell High School. Because the address doesn't tell you the district, check it for any home you're considering; we'll confirm it for you.
Aubrey keeps its small-town, horse-country feel, with ranches and open land around town and community events in its small downtown along US 377. The master-planned communities add their own pools, trails and parks, Ray Roberts Lake is a short drive north, and Denton, Frisco and Little Elm are close for shopping and dining.
US 377 runs north and south through Aubrey, connecting to US 380, which leads west to Denton and east to Frisco, Prosper and McKinney. FM 428 and FM 2931 are other main routes, and improvements are planned as the area grows.
For buyers who want a newer home at a lower price than Frisco or Prosper, with a small-town, horse-country feel, yes.
Aubrey ISD serves the city of Aubrey. Some homes with Aubrey addresses outside the city limits are in Denton ISD, so confirm the district for each address.

The area's sandy soil once grew peanuts and later drew horse ranchers and equestrians, and the city is still known for the horse ranches around it.
