What is happening in the market

Prices are flat year over year. The median listing price peaked at $499,000 in May and has eased back to $472,495, almost exactly where it was last September. That spring peak and fall dip is the normal seasonal rhythm in Denton County, not a sign of falling values.

Inventory is steady. There were 4,421 homes for sale in September. That is down from this summer's high of about 4,680 in June, but well above the 3,069 homes available in January. Buyers have about the same number of choices as they did a year ago.

Homes are selling more slowly than in spring. The typical home spent 63 days on the market in September, compared with 43 days in March and April. That slowdown happens every fall as families finish moving before the school year.

What it means for buyers

  • You have more room to negotiate. With homes sitting longer, many sellers are open to price reductions, closing cost help or repairs.
  • Less competition. Fewer buyers shop in the fall and winter, so multiple-offer situations are less common than in spring.
  • Look at new construction. Denton County builders are working to close out homes before year end. Bring your agent on your first builder visit so you have representation at no cost to you. Browse new construction homes in Denton County.

What it means for sellers

  • Price it right from day one. In a slower market, overpriced homes sit, and homes that sit end up selling for less. Your first two weeks on the market matter most.
  • Presentation counts. Buyers have choices. Clean, well-lit, professionally photographed homes get the showings.
