Dallas County has the widest price spread of any county we cover. More than half of the houses listed are priced under $400,000, averaging about $295,000, while luxury listings, some above $10 million, pull the countywide average up to about $735,000. Dallas County also has far more condos and townhomes for sale than its neighbors, nearly 1,900. New construction is a smaller share of the market than in Collin or Denton County, about 14% of houses, and it averages about $1.3 million.
What it means for Dallas County buyers
In Dallas County, the average price says little about any one neighborhood, so search by area and price instead. Buyers under $400,000 have more choices here than in most nearby counties, and condos and townhomes add another option for buyers who want less upkeep or a more central location.
What it means for Dallas County sellers
Because prices vary so much from one neighborhood to the next, Dallas County sellers should price from recent sales close to home rather than countywide numbers. Condition and location within the neighborhood matter a great deal when buyers are comparing similar homes.
About sold prices: Texas is a non-disclosure state, so sale prices are not public record. This report shows homes that are active and under contract. For recent sold prices, or what your home would sell for today, call us.
